Why clay yards hold water
Most of Collin County is built on blackland prairie clay. Clay particles are so fine that water moves through them very slowly, so after a heavy spring storm the water has nowhere to go but across the surface. It finds the lowest spot in the yard and sits there. In newer neighborhoods the problem is often worse, because builders’ topsoil is thin and the yard was graded fast.
The result is easy to recognize: a soggy patch that stays wet for days, a side yard that turns to mud, mosquitoes in standing water, grass that rots in one corner, or water pooling right against the slab.
French drains
A French drain catches water below the surface and gives it a path out. The trench is dug along the wet area, lined with fabric, filled with gravel around a perforated pipe, and sloped steadily downhill to an outlet. Where the yard is too flat to daylight the pipe, a pop-up emitter at a lower spot lets water out when it flows and closes flush with the lawn when it doesn’t.
The details that matter are the slope, the outlet, and keeping soil out of the gravel. A drain that’s flat or clogged with clay stops working within a couple of seasons.
Sometimes the fix is simpler
Not every wet yard needs a French drain. Downspouts that dump next to the foundation are one of the most common causes of soggy beds, and carrying that water a few feet farther out can be enough. Low spots that have settled since the house was built may just need the ground reshaped so water sheds away from the house again. We’ll look at what’s causing the water before recommending anything.
Side yards between houses
Zero-lot-line side yards are a drainage trap. Two roofs shed water into a narrow strip with almost no slope, and that strip is often the main path from front to back. A drain line down the middle, finished with gravel and stepping pavers, turns it into a usable walkway. See our stone and hardscape page for path ideas.
Water and your foundation
Slab foundations on clay do best when the soil around them stays evenly moist. Water ponding against one side, while the other side bakes dry, is the kind of uneven moisture that leads to movement. Moving surface water away from the slab is an important part of looking after a house on clay. If you’re already seeing cracks in walls or sticking doors, have a foundation professional look at it as well.
Before any digging
Underground utility lines have to be marked through Texas 811 before a trench goes in. Gas, electric, cable and fiber lines often run right through the side yards and beds where drains are needed, so the locates are not optional.
Questions we get
What is a French drain?
A gravel-filled trench with a perforated pipe in the bottom, usually wrapped in filter fabric to keep soil out. Water soaks into the gravel, enters the pipe and runs downhill to an outlet at a lower point of the yard, so it stops collecting where it's causing trouble.
Why does water pool in my yard after it rains?
Usually a mix of three things: blackland clay that takes in water very slowly, ground that has settled since the house was built so it no longer slopes away, and downspouts that empty right next to the foundation. Most drainage problems need one or more of those fixed.
Where does the water go?
To a lower point on your own property, often near the street, through a pop-up emitter or an open outlet. Texas law doesn't allow you to redirect water onto a neighbor's property in a way that damages it, and running a line through the curb into the street usually needs city approval.
How much should the ground slope away from my house?
Building codes call for the ground to fall at least 6 inches within the first 10 feet from the foundation. Many older beds and lawns have settled flat or even slope back toward the slab, which is often the first thing to correct.
